to find and get rid of mold in your home is so expensive, this is a test that is
very worth the time and effort. You want to make sure that the home you are
buying won't become a money pit as you have to tear down walls and replace large
amounts of building materials to get rid of this substance.
A full inspection should be your first step on a home. This inspection will show
you any red flags that should be further investigated. Some homes, due to their
age, are either at a higher or lower risk for some types of common problems.
These home inspections will let your inspector tell you what types of issues
your home may be prone to due to it's age.
If your home was built before 1979 you will want to test for lead paint. Lead
paint can be toxic, especially to pets and small children.
Determine if your home is on a public sewer system, or on a septic tank. If it
is on a septic tank, then this is another area that should be inspected. You
want to make sure that the septic tank and system has been properly maintained
and cared for.
If your potential new home is on a well rather than the public water supply, a
test to see how much water is flowing from your well is in order. This test can
tip you off to any unsafe mineral levels in the drinking water, as well as the
life expectancy of your well.
A termite or other insect inspection can reduce the concern that you may have
structural issues due to these pests, or even just an inconvenience factor of
always feeling like you share your home with the creepy crawly critters.
There is a lot of information to consider when you are purchasing a new home.
These tests can seem overwhelming but they are there to protect you. The reason
for all of these tests is to protect your interest and the bank's interest in
the home. Because you can find out ahead of time if any of these factors will be
an issue for you, it will save you lots of time and money down the road if you
know about them now.
