Our Property Management ServicesMarketingNot only will we put up signage, we also put a listing on the multiple listing service (MLS) for other realtors to see. It is also on the public MLS system which gives your rental property world wide exposure. We use online classified ads and rental web sites. Tenant screeningFinding the right tenant for your property is very important. We require a detail written application and two forms of identification from each adult. No application will be approved until all questions are answered to our satisfaction. We run their credit report, criminal history, civil history, verify their employment and residential history. We go by certain criteria to approve or disapprove every applicant so that discrimination is not a factor. Lease executionThe lease agreement that we use is reviewed by the Florida Association of Realtors, and revisions and updates are made when needed. Upon the signing of the lease by your new tenant a walk-through of the property is performed. Within 60 to 90 days we performed another walk-through to make sure the tenant is abiding by the rules of the lease. Move OutsAfter the tenant moves out we do a walk-through of your property accessing what needs to be done to rent the property out again. We determined if any damage has been done to the property beyond normal wear and tear, and if any of the security deposit needs to be used for repairs. After that determination the security deposit is released. We then get your property ready to re-rent in a timely fashion. Rental payments and non-paymentsWe will collect the rent and handle delivering notices. Because of the time and paperwork involved in evicting a tenant, any eviction that we handle we charge an hourly fee plus court and legal fees. If the eviction actually goes to court, (in most cases they don't), you may be required to have an attorney of your choice to represent you. If an attorney is needed we will help along the way from beginning to end, including appearing in court on your behalf. You will never have to make contact with the tenant. We act as your liaison. Repairs and maintenanceWe manage all maintenance and repairs for you. Normal non-emergency maintenance and repairs are schedule with the tenant during regular business hours, and are completed as soon as possible at the convenience of the tenant. For emergency situations, where there may be eminent danger to life and property, tenants are given an emergency contact number. With our maintenance department and the strong relationship we have with many vendors, contractors, and suppliers, we strive to keep repair costs control. With our network we believe we can offer the most competitive repair costs possible. Accounting and reportingWe will provide you a quarterly report of rent collected, payment of all or a portion of property operating expenses, monthly disbursement, and financial reports. If your property is not rented, we don't get paid. |
