Our Property Management FeesResidential Property Management: 10% of the monthly gross rent receipt, and 50% of the first months schedule rent, payable upon placement. The 50% of the first months rent will only be collected once per tenant, and no more than once per year per property. Secure a tenant: (Residential – no management activities): The equivalent of the first months schedule rent, payable upon placement. Commercial Property Management: 10% of the monthly gross rent receipt, and 50% of the first months schedule rent, payable upon placement. The 50% of the first months rent will only be collected once per tenant, and no more than once per year per property. Secure a tenant: (Commercial - no management activities): 10% of the negotiated gross lease fee. For residential and commercial properties, if we handle any evictions we charge $35 per hour plus county and legal fees. All management fees will be deducted from the rent and the balance of the rent will be sent to the owner on a monthly basis. All reserve fund amounts must be paid in full at the time of the signing of the management contract. Normally the reserve fund is $500, (negotiable). There are no setup fees.
Tenant fees: Application fee is $45 (non-refundable) per applicant, and $75 per married couple (non-refundable). The payment is required at the time of application. Upon move-in the tenant(s) must provide first months rent and a security deposit equal to 1.5 times one months rent (refundable upon move-out unless repairs are to be made), and a pet fee if required (non-refundable). |
